Change in the situation of this property has been quite rapid. Property has been in industrial use for much of the past century and has been under a lease agreement since 1965. Economics have forced lessee to change basic operation, move to use of pre-chipped logs, and paper recycling. This has lead to the decision to vacate the site and attempt to sell adjacent holdings on Chimacum Creek.
Owners of this property have held it for generations - are “land rich” - but need cash in exchange for property and want immediate sale. Current zoning has changed repeatedly in the past few years. Currently zoned as non-conforming industrial use, and area has been down-zoned, but County is considering UGA designation immediate vicinity. Some people believe that it could support at least 3 and possibly as many more residences under current zoning - that it could turn into condos or houses with access lost to the community and supply of property of this quality is limited. Residential use would preclude public assess.
Community was unprepared for this change. At the meeting in March, when parks and recreation people and community organizers met to discuss timing of effort to promote acquisition of the site as a park, no one imagined that there was need for hurry or that the property would be for sale.
